Checking out an apartment in Neopolis.
The builder mentioned around 28 sq. yards (roughly 250 sft) UDS for a 2950 sft flat, which is about 8.4%. Is that too low for a high-rise?
Does UDS really affect resale or long-term value? Do builders usually include parking or amenities in that figure?
The project looks good and fits my budget, but I'm unsure if I should be concerned about the UDS part.
What kind of percentages are others seeing in similar projects?
UDS in highrises is not critical right now.Its only practical use is during a far off redevelopment, where it ensures the owner will receive a replacement unit that is equal to or larger than their existing one.
For most gated highrises, UDS will stay around 8-10% only. what matters more is the builders track record and the overall density.
