Is low UDS a dealbreaker in high-rise projects?:

Checking out an apartment in Neopolis.

The builder mentioned around 28 sq. yards (roughly 250 sft) UDS for a 2950 sft flat, which is about 8.4%. Is that too low for a high-rise?

Does UDS really affect resale or long-term value? Do builders usually include parking or amenities in that figure?

The project looks good and fits my budget, but I'm unsure if I should be concerned about the UDS part.

What kind of percentages are others seeing in similar projects?

UDS in highrises is not critical right now.Its only practical use is during a far off redevelopment,where it ensures the owner will receive a replacement unit that is equal to or larger than their existing one.

For most gated highrises, UDS will stay around 8-10% only. what matters more is the builders track record and the overall density.

exactly, plus in big layouts land cost is shared by hundreds of flats so the undivided land share will naturally look smaller.
