Just saw a post going around about Godrej Properties filing preliminary approvals for a high-rise residential project in Neopolis Layout Phase 3, Kokapet. Looks like it is still in early approval stage and currently around MoEF filing level, so not sure how fast this will actually move.
Expected Configuration:-
Area- 5 acres
Units- around 1053 flats
Towers- 2 towers
Floors- G+60 floors
Density- around 211 flats per acre
That density is what stood out to me first. 1053 flats in 5 acres with 2 towers and 60 floors is pretty intense on paper. But then again Kokapet side now is anyway going fully high-rise, so maybe this is becoming normal there.
Location Perks and Concerns
Neopolis Layout in Kokapet is already getting a lot of attention because of its proximity to the Financial District, ORR side access and all that. That whole belt has changed very fast. At the same time, every new proposal there looks taller and more packed than the previous one. From outside it all looks premium, but ground reality in some stretches still feels half-done only.
Builder Presence / Track Record
Godrej's name obviously gets attention and people usually take these projects seriously just because of the brand. That said, the approval filing stage is still very early, so right now it feels more like something to watch rather than get too excited about.
One thing I keep thinking though.
In places like Kokapet, are buyers still happy seeing this much density if the builder is known? Or at some point does it start feeling too cramped even in premium projects.
