Details on Jayabheri The Summit Phase 2?

Hey folks, anyone living in or bought into Jayabheri The Summit in Narsingi? Looking at 3BHKs around 2K sq ft. Possession was back in 2021, solid ORR location near Financial District, Vastu-compliant and that massive 45K sq ft clubhouse (pool, gym, amphitheater sounds great).

Pros I've heard: No common walls for privacy, 70% open space, established community vibe, and appreciation holding strong thanks to Gachibowli proximity.

Cons? Older project so maybe some maintenance wear? How's the water/power backup holding up? Traffic to ORR during peak?

Heard about there phase 2 so was planning to invest

Anyone got any better options?

@Sriniraous If you wanna invest right now and want returns you should invest in any ready to move in projects but if you wanna invest for long term you can check other projects

@Sriniraous ROI in that area is very good as i have seen resale prices and they are very nice obviously because of its prime location being near Financial District and ORR

But considering the per sq.ft. price vs location of both The Summit and Spectra you can see that phase 2 of Summit(12000 per sq.ft.) is priced similar to Spectra’s per sq.ft(11936 per sq.ft.) area so if you want to invest you can see other properties as well

I've been tracking Narsingi projects closely. Jayabheri Summit is solid—a friend of mine moved in last year and loves the privacy (no shared walls is a game-changer). Water is from HMWSSB + borewell backup, power outages rare with DG sets. Traffic peaks 20-25 mins to ORR but eases post-10 AM. Resale at 14.5K feels fair given 20% appreciation since '21.

But there are a few other projects nearby one being ASBL Spectra which is already Ready to Move in at same price so you can think about that as well while considering to invest

@Charanchandi  Exactly Undoubtedly Jayabheri got some solid reviews but one cons that i came to know about is due to its location there is significant noise pollution in that area

The community is located on the main road and close to ORR.

*   There is significant noise pollution from road vehicles, including tipper lorries, making it difficult to sleep at night. This was not apparent during initial verification before renting.

*   The proximity to the Summit Building data center results in constant noise from fans and cooling systems, raising concerns about radiation and potential health issues for children. This is suggested as a reason for many vacant flats.

*   Clubhouse rules restrict liquor at birthday parties, even with permission, which is a disappointment for residents.

*   Guest parking is limited to 15 cars for the entire Jayabheri Summit, with overflow parking on the roadside.

*   The main lifts are used by everyone, including service personnel like drivers, maids, and delivery staff, causing significant waiting times as the designated "service lift" is mainly for moving items.

*   There are internal politics within the community that make it challenging to access common areas like the playing area.

*   There are no guest rooms available, requiring residents to accommodate guests in hotels.

*   Construction of new blocks next to Summit is causing significant dust and air pollution.
