I'm looking to purchase a flat in kukatpally for enduse. which should i prefer? can some expert comment the same here?

I went with Honer Phase 1 because of early handover and a better deal at that time so for me, back then, it made sense on timing and price.

I wouldn’t recommend it now because

1) For at least a year, you won’t get proper landscaping, green areas, or fully ready amenities like clubhouse and courts, because those come only after the entire project (including Phase 2) is done.

2) In the meantime, you’re living with dust, dirt, and constant construction all around.

3) Now that they’re planning another project right next to it, it pretty much guarantees long-term bad living conditions with continuous noise, more dust, and, in future, heavy traffic around the area.

I also went to site recently, and Phase 1 is not available anymore; which they’re marketing so heavily. The next phase will be handed over after December 2027

The current quote is 8,699 per sft, but they will try to negotiate and sell at lower also because they’re sitting on a lot of inventory.

ASBL Landmark is quoting around 8,599. Plus, they’re offering a 1 lakh per month rental offer till March 2027.

ASBL Landmark would be better, here's the reasoning:

- Better Location and connectivity, right on 200 feet road, next to mall and metro,

- Better unit plans design

- Better specs

- Better amenities

- Better residents to amenity ratio

- Better density

- Prices are also better as recently launched.
