Also they are saying it will be 3 and 3.5 BHKs, it will be a good thing if they can offer bigger units size options and more options for unit plans. As someone living here in kukatpally, i can say the market here is different from what you'll get in Financial district. Financial Disctrict and gachibowli are full of migrants, but here in kukatpally, a good proportion of people are from andhra. here you'll find more of a traditional way of things. I think market here will be more of end use customers than investments.

Kukatpally is completely different from the areas like financial district. well connected with hitech city and gachibowli, all the malls & metro.i t's a mix of Telangana and andhra, our telugu states, mix of floor plans works. but the average sizes an end user prefers is 1250 - 1850 SQ.FT. if the sizes are in between 1250 to 2000 sq.ft will work better.

Haven't heard anything about the OTP yet. Don't think asbl will offer OTP beacuse there was no OTP for Loft also.

Whats the current land prices in kukatpally? as for their financial district projects loft and spectra, the land parcels are very expensive there, around 70 crores per acre.

Also the current average base price is around 7000 in kukatpally, and the market there is also less competitive.

ASBL bought a land in kukatpally in 2021, it was the largest land deal of the year and they were in highlights for that. I'm assuming it must be the same land where new project is coming up.
