Hi All, planning to invest in kollur/velimala/tellapur area.
Looking for suggestions on the right way to invest for better returns.
I’ve been thinking about investing on a villa during pre-launch, or buy landlord flats at a discount with one time payment or invest in pre-launch apartment projects.
I am a newbie.
Im worried about liquidity problem if chose to go with a villa as a higher entry would limit number of buyers.
premium or tier-1 builders have a higher base compared to other builders, so inclined towards tier-2 builders with some reputation for delivering on time. Am I looking at this in a wrong way?
Investment in villa vs apartments? Which one would give good returns in the next 5+ years.
worried about macro/recession/over supply as well.

Avoid tellapur/kollur market if you are looking from Investment POV. It is strictly self use area where people buy for alternative to Fidi/Gachibowli area.
Every time builders want hike the price in that area a national builder comes up with 5000 units township like projects. There is still atleast 3000 acres of empty land with unlimited fsi in that area. Even with tier 1 builders impossible to get good exits outside of CPI adjust rates.
Any area for it to appreciate it should have Grade A office space supporting high pay job density, established central/state government infrastructure like metro, airport, high speed Railway Station, Gentry of community.
Tellapur/kollur lacks all of them. Govt won't invest anything on land beyond 111GO as its bed room community area.
Tier 1 builders on near exit 2 have some value.
