Is Anvita Ivana really a viable choice given that it's spearheaded by the builder Anvita, a developer with no prior projects?
Shreedhar
And what about the investment aspect? Is Sangareddy a growing district which would appreciate in value?
Ryan
Sangareddy is on an upward trajectory, mainly due to its infrastructural developments and proximity to key city spots like Hitec City.
richardvkumar
Exactly, areas around Sangareddy like Kollur are getting a lot of traction for real estate investment. This could mean potential property value appreciation over time.
Manjeet
There is rapid development and with the positive reviews about neighborhood amenities and environment, it sounds promising for long-term investment.
Kuheli
Considering it has 420 units on 3.3 acres, isn't Anvita Ivana a bit densely packed?
Dineshraj
It does come out to 129 units per acre, which isn't quite lot. Some might find this concerning from a privacy or community crowding perspective.
Sudhanshu
True, but higher density can also foster a closer-knit community. Plus, the amenities in dense projects are sometimes more robust since they cater to more residents.
Ryan
How does the price per sq ft at Anvita Ivana compare with other developments in the same area?
richardvkumar
Anvita Ivana is priced at 5,233 per sq ft. This seems competitive, considering the mixed range of developments nearby.
Ryan
You sure about the price? because this sounds really affordable relative to the west market in general.
Sudhanshu
it's not expensive, but not cheap also considering the kollur market. The nearby projects range widely with some premium developers commanding higher prices surely.

What's the accessibility like for Anvita Ivana? How connected is it with major city hubs?
Dineshraj
The connectivity looks fairly adequate. It's about 27 minutes to Hitec City and roughly 45 minutes to the Hyderabad Airport which isn’t too far off for a city like Hyderabad.
Manjeet
It's fairly close to the ORR too, right? Just about 14 minutes if I remember correctly. That should make it pretty convenient for folks traveling around the city.
Bajwa
Connectivity is decent though I heard the closest metro is Rai Durg, about 27 minutes away. Good for someone with a car but could be better for public transport users.
Manjeet
It might seem risky investing in projects by new developers. However, Anvita Ivana’s appealing specs and location might compensate for that beginner status.
Ryan
This is a good project, wil come in 2 phases. Tower A and B in phase 1, 15 floors each. Towers C,D, E, F in phase 2, 36 floors each.
They have got HMDA and rera for both the phases.
Manjeet
Yes, it can be a cause of concern for some. However, given the scale and planning of Anvita Ivana as observed, it seems they’re setting a confident pace. Also, rera and hmda approvals should be assuring. What are the other projects by the builder?
Sudhanshu
Anvita High is an ongoing project in Kollur, this i've heard of. But i think they haven't got the rera yet. Further, on their website, they have mentioned one villa prject somewhere, also a proposed commercial project near ORR exit-2. So yeah, they sound like a new builder, do good research before investing.
Bajwa
and delivered projects?
Sudhanshu
Just 1, Bhuvi residency in Bachupally. stil looking forward to Ivana. This project is being discussed a lot in forums.
