Hi, I am looking for suggestions on whether to go with this project or not, But I am concerned about the drain nearby, any thoughts or suggestions would be very helpful.

This is not my answer but this was in one of the groups see if this is helpful: Here is a detailed answer to this question. Those of us who have invested in the property visited the site a few times during peak rainy season to ascertain the level of flooding. Based on our analysis: Though, Pristinia is substantially lower in elevation wrt Neopolis, the flow of water from the future 100 ft road connecting MH 99 would be channelled into the storm water drain that will run along the (proposed) 100 ft road. Coming to Kokapet, Pristinia is located slightly at a higher elevation compared to Kokapet . Therefore, water will follow the natural gradient (i.e. towards the current nala which connects to Musi river) During one of the biggest rains in Jul, we found that the water flowing from Kokapet lake was confined to the nala saucer and did not spread towards Pristinia road. Random enquiries were made with apartments along the nala downstream and we did not get any negative review of the impact with flooding from the nala. We all met RP management as a group and were told that RP is working passively with HMDA to mitigate any flooding concerns as part of the 100 ft road layout. We are also going with the confidence that RP is a reputed group and would do what it takes to ensure their name and reputation is not tarnished due to substandard road and drain planning and would look to grease HMDA hands to do what it takes to reduce such risks. All said and done, Hyderabad is a city of 2400 lakes and we are glad that there is atleast a nala next to Pristina to channel the water out v/s many communities that have no way for water to flow and hence flooding. This topic has been discussed to death on many forums and I am sure will continue to be asked as new members come. I recommend you visit the site a few times during rain to make a first hand decision vs going by hearsay.

Yes I agree with most of the points, but I went to that road during rain and we were not even able to cross, I understand new govt is working on Musi riverfront development and since this is Musi river overflow water this will be taken care of, but since the change of the govt a lot of changes have been happening like in the Pharma city and few roads near tellapur, just wanted to know the opinion on wether to go with this project or go with ASBL spire as I'm getting a Investor unit at almost the same price, unit is a little smaller but it's ready to move in.

Landowner units are'nt freezed. It is the mortgaged units that are frozen initially and are released by the banks toward the project handover

Yeah i know what mortgaged flats are in a project. But i'm talking about landowner units. Does anyone have any prior eperience with landowner flats? Does the builder themselves sell the landowner flats? and if they do, its't it a disadvantage for the landowner party?

as i've understood yet, the scope of negotiation is more in landowner flats in a project and hence people are explicitly asking for them. I'm sure there must be some accompanying disadvantages also, like tri party agreement between the builder, buyer and landowner.

Please need more details about landowner units in pristina as i was getting an offer from their sales. If anyone having any experience with the landowner units with any builder, i would really appreciate the insights. Thanks

Bulilder can sell landowner flats only if they have marketing rights for it from the landowner in their join developmement agreement. The marketing rights take away authority from a landowner to sell their flat directly. Though it is still suggested that the homebuyer must include the landowner as a party in their agreement with the builder. In my opinion purchasing builder's share is always a safer option.
