This will be the kokapet lake view probably, and if it is kokapet then it will be there forever as the project is on the sides of the lake.

Apas is positioned between Tarkshya & Nishada when compared from a specification POV, then it is priced at 10k/sft. So the land prices around kokapet and the areas will keep such projects afloat.

This means that the builder has not given much thought to the amenities or user accessibility, mostly builders bring in "BASIC AMENITIES PACKAGE" when they want the end user to buy for investment or their target audience is someone who will buy 4CR.

Yes they do, I have seen some builders coming with specific surveys like "you Design" to take feedback from the end user on what is actually required from the users and then use accordingly to design the amenities for them, obviously you cannot bring in everything that everyone wants but it is somewhat what the majority wants but some new builders are bringing in a lot of different amenities for the end users.

They are pricing it at 10.2k/ sqft and that too in Kokapet, all-inclusive prices start from 2.82 CR and go up to 3.94Cr. They have a total of 1338 units which start from 2765 sqft up to 3860 sqft and only offer 3 BHK, the total land parcel is 13.52 acres so the density would be low, the clubhouse is 72,000 sqft, possession will start in Aug 2028, also they have 81.6% open Space.
