Dodrej Properties, Kokapet is one of th etop notch projects. Have heard they are trying to make the Rajendra Nagar project even a bigger hit. Yes, they already have acquired land in Rajendra Nagar, as a previous godrej home owner, I am looking forward to what comes in Kokapet.

Kokapet as a residential area is already golden and with players like ASBL and Godrej coming in with high-rise society, I wonder what will the pricing look like, I am pretty sure that both of these companies will bring in some unique unit plans to the front for the end user.

Plus Kokapet already has all the hustle and bustle, these projects will bring community living into play as well, plus the reputation that brands like ASBL and Godrej carry, it will become interesting to see what kind of new products they will come up with.

The Rajendra Nagar purchase might turn into commercial I guess, Godrej is following the steps of Prestige in Hyderabad and these acquisitions are not well planned, Rajendra Nagar is a commercial area and multiple industries are already placed there, I wonder how they plan to bring in residential into an area where there are just industries.

The whole land parcel is just 3 acres, even if they come up with a high rise then there will be very high density.

The overall booking value for Hyderabad just went up to 4800 crores, this land is estimated to have a potential of 1.2 million square feet of saleable area comprising of premium residential apartments. Also, the land is not worth 1300 cr, the estimated booking value is of 1300cr.

I am pretty convinced that there is no bubble now, not at least in real estate in Hyderabad, had there been a bubble all these big developers would never have turned towards Hyderabad, if we take the development of a high-rise society end to end then the total time from land acquisition to delivery is greater than 6 years and if these big guys are ready to invest in Hyderabad for more than half a decade then there is no bubble, the prices might stay stagnant for some time but not more than that.
