I’ve been following Sumadhura’s new launch- Palais Royale for some time now, mainly out of curiosity as someone already living in Sumadhura Horizon. At first glance, Palais Royale looks like a serious contender in the ultra-luxury space: 3 towers, 52 floors, massive clubhouse, grand lobbies, and unit sizes ranging from 3,800 to 6,600 sq.ft. They’re pushing all the right marketing levers: panoramic views, limited units per floor, helipad access, Vastu-compliant layouts, smart home automation, and proximity to the Financial District.
But having dealt with Sumadhura firsthand, this is what i faced:
1. Vastu Compliance Reality
They claim these flats are Vastu-compliant, but if you actually examine the layout, many units don’t align with standard principles. AC outlet lines are poorly routed, stilt areas are awkwardly designed, and functional flow within flats is sacrificed for the sake of external aesthetics. I’ve seen the floor plans—they don’t match what someone who prioritizes Vastu would consider acceptable.
2. My Experience at Horizon
As a current resident of Horizon, I’ve dealt with more service issues than I’d expect from a developer aiming for the “premium” bracket. Malfunctioning lifts are a recurring problem. Power outages aren’t rare. And the facilities we were promised during sales many are either partially delivered or missing altogether.
3. Weak Execution Team in Hyderabad
It’s become clear that the Hyderabad team of Sumadhura lacks experienced leadership. There’s a tendency to prioritise form over function. Even something as basic as the AC outlet pipelines how they’re integrated into the structure reflects a lack of long-term thinking.
Palais Royale
On specs, there’s no denying Palais Royale has strong fundamentals:
Location: 100m from ORR Trumpet Road, close to Neopolis and Gachibowli
Land area: 7.35 acres
Configuration: 523 units across 3 towers
Built-up area: Starting from 3,860 to 6,550 sq.ft.
Price: OTP started at ₹8,500/sq.ft; in 2024, builder quoted ₹12,000/sq.ft
Density: 75 units per acre (relatively low for the segment)
RERA: P02400008107
Possession: April 2030 (tentative)
But after what I’ve experienced at Horizon, all this looks like a facade. It’s the same story big promises, good location, expensive ticket size, but serious concerns about actual delivery.
Final thoughts
I was genuinely interested in Palais Royale during the launch phase. But after evaluating the layout closely and reflecting on my experience with Horizon and hearing from fellow residents I’ve decided not to proceed.
