First, look at the location – connectivity, nearby schools, hospitals, and future development. Next, make sure all legal approvals are clear, including land title, building permissions, and RERA registration. Check the carpet area, layout, ventilation, and overall construction quality. Reliable water supply, electricity, parking, and basic safety features like fire systems and lifts are also essential. Lastly, understand maintenance charges and the resale value of the property.

This is a very useful topic, especially for first-time home buyers. From our experience as real estate consultants, it’s important to check both legal and basic details before buying a flat. Buyers should verify things like location, RERA approval, builder’s past work, carpet area, construction quality, water supply, power backup, and parking. Safety features, ventilation, and future maintenance costs are also important but often ignored. Taking time to compare options and asking the right questions can help avoid problems later. We’d be happy to hear other members’ experiences and suggestions as well.

@Latha For water, also check with watchmen or existing residents. Builders will always say “Manjeera water available” but it’s usually tankers 10 months a year.

@Pavanreddy How do you even verify if there's a municipal connection? Builder showed us a pipeline and said it’s coming “soon”.

@mangoman Ask for water connection receipt from HMWSSB. If they can’t show that, it’s tankers, borewells and prayers.

@Pavanreddy True that. My project in Nallagandla promised 24x7 municipal supply. It's been 2 years of tanker wars in summer.
