The Eminent by Ramky:

So I’ve been considering investing in new launch by Ramky in Gaganpahad (Rajendra Nagar) called The Eminent.


On paper it looks quite promising : low-density (something like 90-93 flats per acre), big 3 & 4 BHK units (smallest is still 2,290 sqft), a 50,000 sqft clubhouse, 1-acre “tropical forest,” 29-30 floors, and 80% of open space. Price floating around ₹6,800-₹7,200 psft right now for early birds, which means you’re easily in ₹1.7-₹2.2 Cr territory for a 3BHK.


But while searching for the project I met with some user concerns so wanted to clear them before going forward with it:


1.Pollution: There are factories right behind the site. People say they can literally see smoke plumes. When I visited the site it has rained just few hours ago so couldn't see much smoke but is it true? Also how is the water of the area?


2.Multiple projects with same timeline: There are projects by Jain, Ramky, and Godrej lined up, but all feeding into one narrow service road. No clue if anyone’s actually going to widen it. this was a concern of of the user from x which is quite valid since they are promoting ramky as a project accessible from 3 roads.


3.There Odyssey and Astra projects are moving at snail’s pace, so a promised 2029 possession makes me a little unsure.


4. The area still feels underdeveloped no proper shops, hospitals, or even Swiggy/Zomato coverage yet. Only undergoing project is Mall by Aparna. Still the price they are quoting is 1.8 cr which seems high to be comparing with social infra present.


Would really appreciate if anyone who has already invested in the projects or projects nearby could clear these.

Which one would be a better choice among godrej one and this, also any data on which project of jain is upcoming

Density wise Ramky is better, also Godrej has so many negative reviews on recent project I think it is better to go with ramky. Pricing wise both come at the almonst same price but their are very few similar size units Ramky has much larger flatrs while godrej start from 1300 sft so depends on your requirements also.
