I am confused between OTP and CLP for a project in west hyderabad. The builder is offering a small discount for OTP and also saying no pre-emi till handover. My plan is half investment, half maybe self use later if things work out. not sure if blocking 20 percent now and taking that risk is smart or just go with CLP and sleep peacefully. anyone here actually done OTP and exited before registration or is that just marketing talk.
CLP is boring but peaceful. I am paying as slabs are getting completed. Yes, the price per sft is slightly higher but I am sleeping well at night. for self use mindset CLP feels correct.
I did OTP in 2021 pre launch. The price was too attractive so I jumped in. Honestly, the first year I was stressed because approvals were slow. But after the launch price went up and I exited before registration. made decent profit not crazy like 50 lakhs but still good.
flipping before registration works only if the market is moving up. My cousin tried in one financial district project but the price stagnated. He had to hold till near the handover. not loss but money got stuck for 3 years.
