Is It Possible to Fund Construction Through Advance Rent? Need Insights!:

Hey everyone! I'm completely new to the real estate space and would really appreciate some expert guidance here.


I own a plot in a high-footfall area and I'm exploring ways to earn from it. However, I’d prefer not to invest in construction upfront and then look for tenants — it feels too risky financially.


While researching, I came across this concept called Build-to-Suit leasing, where the property is custom-built for a tenant after signing a lease agreement. I wanted to check:


1. Is this model commonly practiced in the Indian real estate market, or is it more of a Western concept?


2. Is it possible to first close a lease deal with a tenant and use that commitment (ideally by collecting 2–3 years’ rent in advance) to fund the construction?


I’d love to hear from anyone who has experience with this or has seen it work in India. Thanks in advance for your advice!
