How to Read a Price Sheet from any given project

Price sheet reading sounds simple but when you actually see one for a Hyderabad project, it's a little confusing the first time.

Usually the first thing you’ll see is unit size (like 1200 sft, 1650 sft etc.) and basic sale price per sft. Multiply both and that becomes base cost. That’s just the starting point. Real numbers will be more.

Unit Area - Super Built-Up Area

This is the size they’re charging you on. Super built-up includes your flat plus proportionate share of common areas like corridors, lift lobby, staircase, etc. Carpet area (actual usable space) will be less.

Base Price

Main cost of the apartment calculated on super built-up area. This does not include other add-ons.

Floor Rise Charges

Extra amount for higher floors. From a certain floor onwards, they add per sq ft premium.

East Facing Charges

If the main door faces east, builder may charge extra. It’s mostly demand-based pricing.

Preferred Location Charges (PLC)

Applied for flats in better positions inside the project corner units, park facing, road facing, better ventilation or view. Basically internal location premium.

Club House Amenities & Infrastructure Charges

Separate charge for clubhouse, gym, pool, landscaping, internal roads, water lines, drainage, etc. Even though it’s part of the project, they list it separately.

Air Conditioning Charges

If centralized AC system or VRV provision is provided, they charge per sq ft for that setup.

Car Parking Charges

Parking is usually separate from base price. You pay extra for each parking slot.

Additional Car Parking Charges

If you want more than one parking, second slot is often priced higher.

Corpus Fund

One-time contribution collected before possession. This goes into the society’s reserve fund for future repairs and major expenses.

Common Area Maintenance Charges

Advance maintenance collected for a fixed period after possession. Covers security, housekeeping, electricity for common areas, etc.

Legal & Documentation Charges

Builder’s paperwork and agreement drafting charges. This is separate from government registration and stamp duty.

Move-in Charges

Collected around possession time. Can include utility setup, meter activation, association formation, and similar expenses.

Once you add base price + all per sq ft charges + parking + taxes + registration, the final amount is usually much higher than the headline rate per sft. Always total everything properly before deciding.
