Hyderabad Commercial Real Estate – Quick Update (Q1 2025)Madhapur is still going strong! Out of 70 million sq ft, only 10% is vacant. Rents are up to ₹91/sq ft, and it absorbed the most space this quarter — around 1.4 million sq ft. Clearly, demand is solid here.Gachibowli, though, is struggling a bit. 44% vacancy and not much fresh demand. Even though it has 38 million sq ft of space, and a lot more (31 million sq ft!) is still under construction, rents are lower at ₹68/sq ft. Could be a risky bet unless things pick up.Peripheral East? Pretty much inactive right now — nearly 50% vacancy and no major leasing.In total, Hyderabad absorbed 1.8 million sq ft this quarter, but with 40 million sq ft still coming up, we’ll need to watch how the market balances out.📌 TLDR: Madhapur = hot, Gachibowli = needs demand, Peripheral East = wait and watch.
