Advance Maintenance in new projects
so i am trying to understand this maintenance fund thing in new apartments. why do builders collect 2 or 3 years advance maintenance plus corpus fund at possession time instead of just starting monthly charges from day one. how do they even decide that amount and does it change once rwa takes over or is this just random depending on project. just trying to learn how societies actually work in real life.
in my society they said it is because first year occupancy is low. only maybe 30 percent people shift. so monthly collection is not enough to pay security and lift and all. so they take advance and run from that.
They calculated ours per sq ft on super built up area which annoyed me. like why am i paying maintenance for area that i cannot even see. but nobody really argued at that time.
