DSR's New Project in Gopanpally | Launching Soon | 7 Acres | G+38 :

DSR Infra Set to Launch a New Premium Residential Project near Aparna Deccan Township, Gopanpally.

The specs look decent- low density, good-sized units, and a sizeable clubhouse. But they are quoting ₹8,000/sft, I think for this stretch of Gopanpally does raise a few questions. Personally, I’ve seen this area pick up a lot since Aparna Deccan came in, but still feels a bit early for this kind of pricing, unless DSR really surprises with finishes.


Anyone here has experience with DSR’s past projects, especially in terms of timelines and actual delivered quality?

density seems much better than most launches these days. 5 units per floor in a 7-acre layout is actually livable if planned well.

I heard they’re planning a big commercial zone on the Osman Nagar road. If that comes in, this stretch might boom just like Tellapur did post ORR access.

Just speculations, I don't see future city in hyerabad yet, so not believing anything until ground work

Does anyone know if the land is DSR’s own or joint venture with landowners?Also, I visited one of their earlier projects ' Park Ridge' , the approach was a bit congested and handover delays were mentioned on forums.

I’ve been following this micro-market since 2022. This stretch between Gopanpally and Osman Nagar is picking up fast after Aparna's township was announced.That said, I also feel ₹8,000/sft is slightly on the higher side, it is understandable for financial district but gopanpally is still completely under construction, Hi- Street mall is the only recreational zone i know that is coming up, I expect this price in next 2-3 years but not especially at pre-launch, Are they open for negotiation?

Agreed I stay in Aparna CyberLife. Gopanpally is still 2-3 years behind Nallagandla in terms of infra and schools. Unless something picks up (like a school or mall nearby), families might find it isolated after moving in. On;y good part is road is almost completed

Good to hear that atleast road work is done, good projects are coming nearby i don;t think it will take long for gopanpally to match nallagandla
