Aparna being the developer ensures quality and good returns, the project is on 100 ft road, a lot of open space which is rare now a days. I suggest go for it but try to negotiate as much as possible the pricing is much higher than any other project in the area

93 flats per acre it is considerably much lesser than of sunstone which has density of 130 flats per acre

Honestly, I don’t get about these “premium” tags. At what point does the word lose meaning? When you have 5,000+ units packed within spitting distance of each other by same builder, same floor plans, same façade colour, even the same 3 BHK sample flat on rotation- can we really call all of them premium?It’s like running into a Starbucks every 200 metres and still calling it “exclusive coffee.” The whole appeal of a premium product is scarcity, differentiation, and a certain buyer profile. But here, it feels more like a giant housing conveyor belt.And this isn’t even accounting for the fact that the same micro-market has multiple other units such as DSR in Gopanpally, around Tellapur and Osman Nagar. If all of them are targeting the same “IT crowd with 2 CR budget,” then either there’s a never-ending queue of new buyers magically appearing every month… or we’re heading for a situation where the resale market becomes a bloodbath.I get it demand in this belt is strong thanks to ORR, Wipro Circle, and the upcoming metro but if every other tower is a carbon copy, rentals will stagnate, appreciation will flatten, and suddenly that “premium” 2.3 CR flat is competing with a brand new launch next door offering a free modular kitchen and waived clubhouse charges.So yeah, I’m wondering if buyers are overestimating scarcity here. Premium is nice, but 5,500+ “nice” units in the same 3 sq km isn’t really scarcity anymore.
