Nanakramguda financial district | ASBL Spectra reviews

Seems like ASBL Spectra is a good project given its scale and price range. What's drawing so much interest to this location? The Financial District in Hyderabad has been booming, especially with its proximity to IT hubs and business centers. ASBL Spectra's strategic location is a significant draw. Any drawbacks on the project or location? need opinions and insights on this.

@Preeti12 2.65 Cr is a big amount. How much is the actual down payment? Most builders ask for 20-25% plus extra for registration

@Suchintanapatra You can book with 5L. Total cash you need is around 26L if your loan is cleared for 90%.

@Suchintanapatra Actually, the 2.65 Cr is all-inclusive. Because registration is already in that price, the bank can fund up to 90% of the total. So you only need to manage about 10% of the total cost as your own contribution. It's helpful if you don't want to touch your long-term investments.

I liked the balcony size at Spectra. Very different from the usual 4-foot strips in other high-rises. But what about the traffic on that service road?

Traffic can be there sometimes, but the ORR access is direct. Better than getting stuck inside Nanakramguda or at Wipro circle.

Been looking for a ready-to-move flat in Nanakramguda lately. ASBL Spectra looks good from the outside, but I'm hearing they have some new offer where you don't pay GST or registration? Is that even possible for a ready property

I enquired about this last week. It’s not that the taxes aren't there, it’s just that they’ve included everything in the total price. Usually, for a 2.5 Cr flat, you have to pay another 25-30 lakhs for registration and GST separately from your own savings. Here, they put it all in one single price, so the bank can fund 90% of the whole amount. Basically, your own cash requirement comes down to just 10%.

I think it’s for all available units right now. You should check with their sales team about the 1980 sft ones too. The pricing will be lower but the 'No GST' structure is the same

1186 units across 4 towers actually feels well spaced out, especially with 7.85 acres. Clubhouse size surprised me — 75k sqft is quite generous for this scale

ASBL’s work on Spire looked clean. Interiors weren’t flashy, but finish was neat. Hope they follow same for Spectra.

Yeah, not luxury-luxury types, but solid construction. They didn’t cut corners in Springs either from what I saw.

They’re not the biggest name in Hyderabad yet but slowly building a decent track record. Good to see newer builders trying to stand out.

Went for a site visit last Sunday… towers looked sleek. G+39 gives a nice skyline vibe. Area still dusty but overall feels like it’ll be a solid community once it’s done.

It should, especially if they extend it till BHEL and Financial District as planned. This could make some less-popular areas more appealing too.

are the plans similar in all the towers? or like some other projects, there's a premium tower, and different category of flats in some other tower, like that?

There are 3 size options in Spectra - 1980, 2210 and 2220 sqare feet. facing optios should be there for all the sizes and i think all the options should be there in all the towers. You should be able to select according to your preferences - tower and facing.

With the hike in rental prices in Hyderabad, especially in IT corridors, do you think spectra is still a viable option for new professionals moving to the city?

Honestly, it’s becoming tough. Rents in areas like Gachibowli and Hitec City have shot up drastically. A newbie might have to consider sharing to manage costs. Renting a complete flat is very expensive, for buying you need to plan your finances for the upcoming decades also which is even difficult, but should be the right choice in most of the cases.

It’s a bit alarming. Someone from my office recently moved and mentioned rents are now no less than 50,000 for a decent 3BHK! It's not just the rent; overall cost of living is up too. if looking into financial disctrict, areas around spectra, rent for 3 BHK is even reaching 70k. From the perspective of buying, this is a good aspect considering rental yield for roi.

Maybe the upcoming influx of residential units will ease this up soon? I read somewhere that around one lakh units are expected to be added to Hyderabad's inventory in the next couple of years.
