Apple just signed another lease in Hyderabad 64,125 sq ft at WaveRock Tower 2.1, starting July 2025. That brings its total space in the park to 5+ lakh sq ft since its first lease in 2016.
Deal highlights:
• ₹80.15L/month rent (₹125/sq ft)
• ₹4.8 Cr deposit | 5-year term | 3-year lock-in
• 4.77% annual hike
The space is expected to support Apple’s ongoing GIS and backend operations in India. While not a standalone campus, the scale and consistency reflect Hyderabad’s growing role in Apple’s India strategy.
While headlines are about Apple diversifying away from China, hyderabad quietly becomes a key beneficiary. With US-India tensions (amid tariff increase), India’s tech corridors are mopping up backend and R&D work. American firms such as Facebook, Amazon, Apple, Microsoft, Netflix, and Google have been stepping up their hiring in India . They have collectively hired more than 30,000 new employees
